We hope everyone had a wonderful and restful summer break! Thousands of students in the Charlotte area are preparing to head back to school this month. It can take time to transition into the new school year’s schedules and acclimate to the new traffic patterns with buses returning to the roads. Start planning now! Just like the new school year, the earlier you get started planning your remodeling project, the more disruptions can be minimized. The typical project at DR requires four to six months of design and development and another three to five months of construction. A successful project stems from a well-planned project. This may seem overwhelming for some of you, but for an experienced remodeler with a proven track record, this is part of the experience. Project Spotlight
Recently, we completed a kitchen renovation in the Charlotte area where the existing space was tight with a poor work triangle. The existing finishes only made their space feel smaller due to the dark wood finishes and black countertops. With ever-changing house dynamics, they didn’t use the formal dining room on the wall adjacent to the existing kitchen. This would provide much-needed space to help design a large kitchen that’s not only functional but great for a modern family.
Our in-house design team was able to utilize space from the old formal dining room, removing the wall and enlarging an existing opening into the living room. This allowed for natural light from the front of the house to flow into the new space. Paired with pristine white quartz countertops and herringbone tile, the new finishes only accentuate the light and bright feel our client needed in their kitchen. The whole family could be in the kitchen while making dinner without any hiccups with the new work triangle. Not only is this new kitchen functional, but it looks amazing as well!
The ADU Revolution
Accessory Dwelling Units (ADUs) are defined as secondary housing units on the same lot as a principal dwelling. This can include detached units or attached units such as additions or basement conversions. Thanks in part to the recent Unified Development Ordinance plan passed by the city of Charlotte, ADUs are revolutionizing your properties’ accommodations. With space rapidly decreasing in Charlotte city limits, ADUs have the potential to increase housing options for future residents and home values for current owners. Whether you need more space for a home gym, aging parents, college students, or the home office of your dreams, ADUs could be a perfect solution.
There are several key requirements to know when considering if an ADU is the right fit for you:
- The same person must own the ADU and the principal dwelling.
- Only one ADU is allowed per lot.
- The ADU should not have a separate driveway from the principal dwelling.
- The size of the ADU is limited to no greater than 1,000 heated square feet.
- The ADU must be clearly subordinate to the primary residence and normally located to the side or behind the primary residence.
